Land Development Advisory

Planning to expand your business — or build your dream home?

The municipal approvals process is long, the politics are real, and the cost of a wrong turn — a misdirected consultant, or a small oversight that grows into a maddening delay — can turn a process that should take eighteen months into a five year nightmare, as costs balloon like compound interest.
Land Intelligence gives you the expertise of a professional development firm's in-house team — without the overhead, and without the learning curve.

The Work

01

Early Risk Assessment

Before you invest in land or spend on consultants, understand what you're walking into. I identify fatal flaws, political headwinds, and regulatory exposures early — when you can still act on them.

02

Approvals & Municipal Navigation

Twelve years as an elected councillor, recent Chair of the Committee of Adjustment, and decades of municipal engagement means I understand how decisions actually get made — and what it takes to move them in your direction.

03

Consultant Team Oversight

I help you retain the right consultants, scope their work properly, and keep them aligned and accountable — so you're not paying for iteration that shouldn't be happening.

04

Stalled or Complex Files

If your file has lost momentum — at the municipality, with a consultant team, or internally — I help diagnose what's actually holding it up and map a realistic path forward.

05

Application Reframing

Sometimes the problem isn't the project — it's how the project is being presented. I help reposition applications that have stalled or generated unnecessary opposition.

06

Strategic Direction

Should you proceed, reposition, or pause? I help owners and developers make informed decisions at critical inflection points — before momentum carries you the wrong way.

07

Fractional Development Advisory

For clients who need ongoing senior oversight without a full-time hire. I serve as your embedded development advisor — available for strategic decisions, consultant oversight, and file management on a part-time, retainer basis. The expertise of a VP of Development, without the overhead.

A Note On How I Fit With Your Existing Team

My involvement complements — rather than replaces — your engineers, planners, architects, and legal counsel. I don't stamp drawings or file applications.

What I do is make sure your consulting team is properly scoped, well-coordinated, and focused on what actually moves your file forward.

Think of it as having someone in your corner who has sat on both sides of the table — and knows where the leverage points are.

For clients who need more than occasional advice, a fractional advisory arrangement provides ongoing senior oversight on a retainer basis — the right level of involvement for active files or clients without an in-house development function.

This Is A Good Fit If You Are…

A landowner who wants to develop but doesn't have an in-house development team
A builder stuck in a process that has stalled and isn't sure why — or what to do next
Someone new to development who needs someone who can translate the process into plain language
An investor or capital partner who needs someone watching the file on the ground
A land developer or builder navigating a complex or politically sensitive approval
A developer who suspects their consultant spend is drifting — and wants a second opinion

Decades of Land Development Experience in Your Corner

I started Land Intelligence because I keep seeing the same thing — capable, well-intentioned people getting poor outcomes not because their project was bad, but because they didn't have the right guidance at the right time.

I've spent more than 35 years in land development, working from multiple vantage points; as a civil engineering technologist in both the public and private sectors, as a development manager for a land developer/home builder, and 12 years as an elected municipal councillor in the Township of King.

And more recently, as the former Chair of the Committee of Adjustment in the Township of King, I've sat on the other side of the table from applicants like you. I know what the committee tends to look for — and what tends to go wrong. This part matters in a big way. Most advisors understand either the development side or the municipal side. I've sat on both. I know how municipalities evaluate projects, what councillors and committee members actually respond to, and where files quietly go wrong before anyone notices.

If you're sitting on a file that's gone sideways, or about to submit and want to pressure-test your approach —

Let's Talk

Begin with Clarity

Most engagements start with a straightforward conversation about your file.

If you're not sure whether your project is ready, whether your team is right, or whether the path you're on makes sense — that conversation is exactly where to start.
